Casa Cortez is a unique and special vacation "luxury compound" that provides all the exceptional amenities that a discriminating vacationer is looking for in a unique setting. This outstanding 6 bedroom, 5.5 bathroom property has an amazing 500+ feet of water frontage! No need to leave the property to go exploring. The sweeping views over the bay water and out onto Anna Maria Island are simply breathtaking. There is a large deep water boat dock with a usable boat lift (must come to office for extra deposit and key), over-sized heated pool, floor to ceiling windows, numerous extended balconies with endless water views and the property is completely engulfed in native, lush tropical landscaping that absolutely wraps you in heavenly luxury! You get huge West facing views of the water and Anna Maria Island- and gorgeous sunsets! There is a fun kids playground swing set and slide nestled among the shade trees for the young kids enjoyment as well.

The property consists of 2 separate sleeping quarters- the main house and the attached guest house. The main house has 3 bedrooms and 2 bathrooms while the guest house has 3 bedroom and 2 bathrooms. Both have full kitchens. Designed by Sarasota architect Jack West, this custom built luxury home has a wonderful European feel. Perfectly designed with towering vaulted ceilings giving way to operable tall windows for exceptional ventilation and it is finished with coastal inspired wall paneling, wide plank hardwood oak floors and polished travertine stone. Expert craftsmanship can be seen throughout, including custom hall shelving, built-in furniture fixtures and closet treatments. The gathering room showcases a custom entertainment center, dynamic beam details, surround sound and a stunning flagstone fireplace with floating hearth and clever outside clean out. Vast windows and sliding glass doors open to sweeping terraces and panoramic vistas. For those few brisk Florida evenings, the baths were designed with heated floors- just in case!

Solid wood cabinetry showcasing matching grain door and drawer panels and all of the interior cabinet amenities that today's experienced home chef desires on that special Florida vacation. High-end stainless steel appliances finish off the kitchen in style. The main kitchen area was designed with only base cabinets to allow for uninterrupted views and conversations across the open gathering space. An extended countertop creates a casual dining surface for a large gathering. The home is equipped with multiple European standard 220 volt electric outlets for European guests.

And don't forget about the beach! The home sits at the East end of the Cortez bridge and you are only a short 1-2 minute drive across it to Anna Maria Island. Better yet, bring your boat and boat out the nearby Longboat Key Pass and into the Gulf of Mexico and then boat right up to the beach! Don't feel like boating or the beach- now worries! There is a pool table and ping pong table that are located on the ground level screened in lanai just off the pool area. Over 800 sq ft of screened in area! The fun options with this exquisite home are just endless!

There are 6 total bedrooms, 3 in the main house and 3 in the guest house. All of the main house rooms are suites with private en-suite baths and the guest house has one Master suite with a private bathroom.

Property sleeps 12 in beds, 14 total allowed.

**Please keep in mind if the elevator becomes inoperable due to any reason, the stairs will be the only form of transportation to and from your unit**

** Private homes with pools will not be heated unless requested by guest. Please contact AMV for details. Pool heaters in our private homes are locked for your safety and controls must not be tampered with as they are monitored by the pool company. 80° is the highest heat temperature setting. Pool temperatures will probably stay around 75° during the winter months. Please note if cold days occur, water temperatures will drop and may stay cooler longer. Pool heaters will not operate and will automatically shut down if outside temperatures get too cold. While we take every precaution to ensure that pools are heated as specified, weather conditions may affect the temperature of the pool. Nothing can be done about this issue. Outdoor spas are not hot tubs. The temperature of a spa is typically set at the same temperature as the pool. Guests should not expect hot tub like temperatures for pool spas.

In the event of pool equipment malfunction during your stay, AMV will expedite repairs as quickly as possible. It may be necessary to close swimming pools for maintenance purposes. No refund or rent adjustment will be made for circumstances beyond our control, malfunctions or loss of use of equipment or amenities.

The island does have a noise ordinance after 10pm, this ordinance pertains to any loud music or loud sounds coming from the property after this hour

We do not accept reservations from anyone under 25 years of age

Owner/Manager may only accept cancellations if they can re-book dates without loss to owner/manager of time or monies

Holidays are non-refundable

Exit Cleaning Fees may be charged if house is left in unclean condition, or not in same manner, including garbage and soiled items.
